Housing follows the Fair Housing Act

For homes and apartment buildings we apply the Fair Housing Act design requirements (24 CFR 100.205) — the federal standard for covered multifamily housing first occupied after March 13, 1991 — rather than commercial ADA numbers. It applies at every ZIP, and your state's housing code layers on top where one exists. For a private single-family home these are best-practice guidance, not a legal requirement.

Complex rules get a second pair of human eyes

Local codes are amended constantly, and one number — a 48-inch ramp, a 34-inch counter — decides whether a space passes. Before a state, county, or city requirement is presented as settled, our accessibility specialist opens the official code it cites, reads the section, corrects the wording or measurement where it is off, and records the date it was checked.

Federal requirements are quoted from the 2010 ADA Standards. Every local one carries its citation, a link to the official code, and the date it was last verified.
